Our portfolio is deliberately limited. We do not seek volume. We seek exceptional properties that meet our standards, and we invest in keeping them there, from stone-built cottages with open fires to contemporary barn conversions with underfloor heating and spa-style bathrooms.

Our properties sit in some of the region's most popular destinations, each with easy access to the scenery, water sports, walking and culture that make it extraordinary.

Windermere and Bowness-on-Windermere offer lakeside luxury within walking distance of village amenities, boat hire and lake cruises. Ambleside gives direct access to some of the finest fell walks in England, with a vibrant village atmosphere. Troutbeck and Staveley are quieter valley locations away from the busiest visitor areas, for guests who value peace over convenience.

Cartmel and Kendal bring market town charm, Cartmel renowned for its priory and food scene, Kendal offering access to the national park from the south. Ullswater delivers the most dramatic scenery in the region and suits sailing and cruising, with Aira Force Waterfall nearby. Levens, Lindale, Newland, Satterthwaite and Water Yeat round out the collection with properties in quieter corners.
